We're building Vermietler because managing rental properties in Germany shouldn't require an expensive Hausverwaltung or a tangle of spreadsheets and paper folders. Most landlords with 1–50 units are stuck in one of two camps: 1) Rent tracking in Excel, tenant documents in random Dropbox folders, Nebenkostenabrechnung once a year in a panic, and receipts stuffed in a shoebox. 2) Paying 5–8% of monthly rent to a property manager for work you could do yourself—if only the tools existed.

Vermietler tracks rent status per lease in real time: paid, partially paid, or overdue. When a tenant misses their payment date, the system automatically sends a friendly reminder email. No awkward phone calls, no forgotten follow-ups. You see the full rent collection status across all properties on one dashboard, and tenants can check their own payment history in the portal.
Keep tenants in the loop: A tenant portal where tenants can view their lease, check payment history, submit meter readings with photos, report damage, and message you directly. You decide what they see. They get a clean, professional experience.
Handle damage reports end-to-end: Tenants submit reports with photos and priority level from their portal. You see them in your damage inbox with status tracking (open → in progress → scheduled → resolved). Email notifications at every step.
Meter readings without the clipboard: Create meters (electricity, water, gas, heating), let tenants submit readings with photos from their portal, or enter them yourself. Consumption calculations built in. Everything feeds into your Nebenkostenabrechnung.
Communicate professionally: Threaded messaging with tenants. Message templates for common communications. Broadcast messages to multiple tenants at once via email or post. Attachment support throughout.
Expense tracking with smart allocation: Log expenses, attach receipts, set up recurring schedules. When Nebenkostenabrechnung time comes, expenses are already categorized and ready to allocate — by area, by unit count, by consumption, or by the Heizkostenverordnung formula.
