Hi Product Hunt 👋 Hypotheektoolbox is built for one specific market: the Netherlands. ("Hypotheek" is Dutch for mortgage.) The Dutch government publishes a remarkable amount of open data about homes: building records (BAG), WOZ tax valuations, energy labels, cadastral parcels, soil and foundation risk, heritage status, zoning plans and neighbourhood statistics from CBS. But it's scattered across dozens of portals, each with its own interface. Mortgage advisors end up with ten tabs open for every new client. So I put it all in one place: 🏠 Property dossier. Type an address and see everything public about that home: building year, floor area, WOZ value, energy label, cadastral data, restrictions, foundation and climate risks, neighbourhood figures, the ten nearest neighbours with their WOZ per m², and a 3D model of the building. 🧮 Calculators. Maximum mortgage, monthly costs, stress-test rate and NHG, based on the current Dutch lending norms. 📈 Market data. Interest rates and housing market figures from DNB, CBS and Kadaster. 🔌 Open API. Everything you see on screen is also available through a free API, so developers can pull it into their own tools. Two principles guided the build: 1. Source visible. Every number shows where it comes from and how recent it is. 2. Free and open. No login, no paywall, public sources only. The interface is in Dutch, since the data and the users are Dutch. If you're building proptech or fintech for the Netherlands, the API is the part to look at. Results are indicative and not financial advice. I'd love your feedback, especially from anyone in Dutch real estate or mortgages: which data source should I add next?
