My career started in aircraft maintenance, then commercial truck maintenance — not as the mechanic, but as the guy building systems and wrangling data for the mechanics. Building tools for people who fix things is what I've always done.
In 2014, I moved to a new home and rented out my first one. Since then, managing rental properties has been my second job — twelve years of leases, repairs, receipts, and tax seasons, all tracked in spreadsheets. Ten years ago I tried to build the tool I wanted; the technology wasn't ready.
Now it is — almost. AI agents can reason and talk, but by nature they don't come with your business logic. How rent is categorized, when a lease renews, what counts at tax time — those rules have to live somewhere. They live in the tool. So I built handout.us: free property management software that holds the logic and the records, and gives your own AI agent a full toolset to work with them. In September 2026, I left my job to work on it full-time.
